Depending on your timeline, budget, and desire for involvement, you can buy one of the five custom homes planned for construction, or build your own on one of the lots described below.

While some of the lots at J & J Ranch are a pure blank canvas for building your dream home, we also worked with architects to envision home designs that would work well on certain lots. So if you buy lot 3, 4, 7, 8, or 12, we could build the pictured home design for you, or you can simply browse the rendering videos to get ideas for your own design.
For reference, the five custom home designs shown are all in the 5,000-6,000 square foot range, with 3-4.5 bathrooms, and four or five bedrooms (including home offices or in-law suites). Prices will depend on final material choices, landscaping details, and more, but will likely be comparable to other high-end custom homes in the area. Each of the lots at J & J Ranch has slightly different characteristics and parameters related to zoning, and, in some cases, adjacent wetlands. What they have in common, however, is interesting topography, consistent views of surrounding trees or Mount Diablo, and plenty of space to bring the lifestyle you’ve envisioned into being.
Lot 2: 35 adobe lane, orinda
Value: 1.29M | Area: 2.38 acres
This expansive, northeast-facing lot provides great morning light (facing the sunrise), and the peaceful sounds of Moraga Creek at the bottom of the lot during the rainy season. If owners choose to situate their home facing down the hill, the site will offer both easy main-level access to the road, and great privacy on the side of the house facing down the hill. Lot 9: 90 adobe lane, orinda

Lot 6: 20 Adobe court, orinda

This gently-sloping, southwest-facing lot will give homeowners warm afternoon light, and perfect sunset views toward the golf course and Redwood Regional park. This lot is also one of the farthest from the main road, and is located on the cul-de-sac, so it will be very quiet, and have no through traffic: great for kids playing sports or riding bikes in the street. Near the end of the street, and with trees on three out of four sides, this location will be exceptionally private and bucolic for homeowners. Sloping gently away from the street, this site suggests a home orientation away from direct afternoon light, and toward the restful scene of the tree line to the north. Lot 11: 70 adobe lane, orinda

With an open area partway in almost completely encircled by trees, this lot is one of the best in the development for homeowners who prefer nature to neighbors. And since the east side of the lot borders the Joaquin Moraga historical site (which will be restored, but never developed), the views to the east will always be preserved, and this lot will never have neighbors on that side. Lot 13: 30 adobe lane, orinda

This east-facing, gently-sloping lot is ideal for those who to spend less time thinking about yard maintenance, and more time watching amazing sunrises. This lot offers a relatively blank canvas for landscaping, with its gentle slope, and without any wetland areas to have to work around. The j & j ranch back story
J & J Ranch is named after Joaquin Moraga and Juan Bernal. They were descendants of early Spanish explorers, and recipients of the Mexican land grant for the area in 1835. (The Moraga family is who the present-day town is named after.)
In 1841, Moraga settled on the current J & J Ranch site, and built a three-room adobe house, where his family lived for many years. J & J Ranch LLC will pay half of the restoration costs for the adobe house, and for converting the surrounding grounds into a public park.
Mandatory legal note: J & J Ranch will be part of a homeowners’ association, and every new home design will have to be approved by the city of Orinda. It is your responsibility as a potential buyer to confirm lot dimensions, boundaries, and other transaction details with the city.
