☛ For reference, the five custom home designs shown in the videos are all in the 5,000-6,000 square foot range, with 3-4.5 bathrooms, and four or five bedrooms, home offices, or in-law suites. Prices will depend on final material choices, landscaping details, and more, but will likely be comparable to other high-end custom homes in the area.

Each of the lots at J & J Ranch has slightly different characteristics and parameters related to zoning, and, in some cases, adjacent wetlands. What they have in common, however, is interesting hillside topography, consistent views of surrounding trees, and plenty of space to bring the lifestyle you’ve envisioned into being.

This expansive, northeast-facing lot provides great morning light (facing the sunrise), and the peaceful sounds of Moraga Creek at the bottom of the lot during the rainy season. If owners choose to situate their home facing down the hill, the site will offer both easy main-level access to the road, and great privacy on the side of the house facing down the hill.

The biggest in the neighborhood, and located at the end of the cul-de-sac, this lot will provide owners the ultimate in privacy, quiet, and room to ramble. This east-facing lot is ideal for those who want less yard work, and more amazing sunrises. This lot offers a relatively blank canvas for landscaping, yet still with a relatively rural feel thanks to the continuous trees surrounding 3/4 of the perimeter of the lot. And since it adjoins the historical site, the back of the lot will always be protected open space.
